Financial Advisory
In this capacity, we work with our clients to generate an asset management and financial plan focusing on the objectives of the real estate owner. Together, we determine the capital requirements of both the company and the principals in order to source optimum financing.
Commercial Real Estate Finance
We present our clients with the best possible financing options based upon a strong network of lending and investing sources. Within the financial marketplace, we have established relationships with institutional sources of debt and equity. These ties have been cultivated over twenty-five years of doing business as lenders, investors, and advisors.
Off Market Sales
We assist our clients with the acquisition or disposition of their commercial real estate. We will quietly market their properties to one of our other clients in a very quiet and discreet manner. In this way there is minimal disruption to their tenants and the property is targeted to the right investor.
Management Consulting
Upon careful review of a property’s condition, marketing and financial results, we will identify opportunities to improve the property’s performance. We assist management in achieving increased income by developing and implementing an asset management plan. Actions we may take in order to improve property performance include: identifying excessive costs and implementing cost saving measures, improving the property marketing strategy, developing and executing cash conservation strategies restructuring existing debt and negotiating repayment terms with lenders; arranging alternative financing and/or sourcing additional capital. If asset disposition turns out to be the best strategy we can play a role in the valuation and marketing of the asset. In essence, we work with you to make sure you are maximizing the performance of your real estate assets.
